So apparently at the beginning of chapter 4, if you for some reason have saved enough pron to immediately buy an investment before seeing Megail, you can get an immediate return on the investment that was just purchased upon speaking to her in the Blue Rose. Is that intended behavior?
In particular, most of the Stineford/Feroholm profitable investments (bank, weapon store, merchant pillar rights), Givini tunnels, Givini smithing, and the booze shack do not require the Megail Back switch even though they were not available to buy during the throne room investment phase.
This seems like an exploit or oversight.
